Position Summary
The Operations Associate, Facilities (“Maintenance Technician”) works under the supervision of the Director of Building Services, and alongside the Facilities Manager, to maintain the facility upkeep of both Los Angeles Ronald McDonald House (LARMH) buildings. This position is a member of the Facilities Team and works closely with Housekeeping and Guest Services. The Maintenance Technician will perform routine and extensive preventative maintenance and repairs on buildings, building fixtures, mechanical equipment, and utility systems. This position is part of a team that works 24/7, year-round to provide high-quality customer service and care to guests staying at the Los Angeles Ronald McDonald House (LARMH).

Responsibilities

Essential Duties and Responsibilities
The position shall include but is not limited to the following:

  • Perform minor and major repairs of all buildings and equipment, ensuring the assigned daily work list is completed each shift.
  • Replace broken windows, repair doors, door locks, install window blinds and valances, basic plumbing, maintenance/repairs to washers, dryers, dishwashers, and maintenance/repairs in all interior rooms of LARMH building.
  • Install minor electrical wiring and equipment, wiring during remodeling projects, replace and repairs wiring as needed. Minor repairs to electrical equipment and control circuits, replaces faulty electrical switches, and performs minor repairs on refrigeration equipment.
  • Perform preventative maintenance on building mechanical equipment as scheduled. Work can include the following: inspecting belts, checking fluid levels, replacing filters, grease or oils friction contact points etc.
  • Perform maintenance and inspections on AC units, fire alarms, water flow, fire sprinklers, landscape sprinklers, elevators, fire extinguishers etc.
  • Repair plaster and drywall and maintain painting of building structures.
  • Maintain up-to-date knowledge of emergency procedures and security protocols. Uphold RMHCSC standards of safe guest accommodation and working conditions.
  • Monitor property perimeter to ensure doors are closed, entrances are accessible, and walkways are clear.
  • Use and store all chemicals correctly and in compliance with OSHA.
  • Perform janitorial/housekeeping services and projects assigned by Director of Building Services.
  • Demonstrate ability to work with other staff, volunteers, and houseguests in a collaborative and compassionate manner.
  • Act as a brand steward, upholding RMHC Global brand standards and consistency in all projects

Education, Work Experience, Knowledge, and Qualifications

  • High School Diploma or GED required.
  • Minimum of three (3) years’ experience in building and mechanical equipment maintenance and repair.
  • Demonstrates strong customer service skills.
  • Maintains a solution-focused attitude.
  • Excellent organizational abilities to manage tasks efficiently.
  • Ability to interpret various types of instructions, including written, oral, diagrammatic, or schedule-based formats.
  • Skilled in assessing maintenance problems, determining priorities, and deciding on appropriate courses of action.

Reasoning Ability
Ability to solve practical problems and deal with a variety of concrete variables in situations where the person must rely on their judgment, adaptability, and resourcefulness to find effective solutions.

Language Skills
Ability to read and interpret information in English. Strong communication and presentation skills in both oral and written forms. Capable of effectively presenting information and responding to questions from diverse groups, including managers, clients, board members, families, and the general public. Ability to present facts and recommendations clearly and concisely. Candidates with multi-language skills are encouraged to apply. Bilingual in English/Spanish a plus.

Mathematical and Computer Skills
Ability to calculate figures and amounts including basic math, percentages, and discounts. Strong proficiency in Microsoft Office Suite. Strong knowledge of Excel; Ability to calculate figures and amounts.

Certificates, Licenses, Registrations: California Driver’s License is necessary for occasional driving to pick up supplies, such as Home Depot.

Physical Demands
While performing the duties of this job, the employee regularly requires standing, walking, reaching with hands and arms, climbing, balancing, stooping, kneeling, talking, and hearing. Being on your feet is frequently required. You’ll often need to lift and move items up to 25 pounds. For items over 25 pounds, use team lifting techniques and ask for assistance from your supervisor or other team members. Use push/pull carts when necessary to ensure safety. Never attempt to lift, push, pull or carry an object that is too heavy.

Work Environment
While performing the duties of this job, you must be willing to work independently. The noise level in the work environment is usually moderate.

You will be considered an "at-will" employee, meaning that either you or RMHCSC may terminate the employment relationship at any time, with or without cause or notice, except as otherwise required by any applicable notice provisions or RMHCSC’s written policies.
